Weston: Polished and Predictable
Weston is the opposite. Developed by Arvida beginning in the 1980s, Weston is a master-planned community where every street, park, and commercial center was designed intentionally. The result is a polished, consistent town with manicured landscaping, uniform architectural standards, and a predictable suburban rhythm. If you value order, uniformity, and knowing exactly what your neighborhood will look like, Weston delivers that.
Weston's town center provides a genuine gathering place with restaurants, shops, and community events. It is a walkable hub in an otherwise car-dependent suburb, and for many residents, it creates the sense of living in a small town within a large metro area. The trade-off is that Weston's homogeneity means less variety in housing styles and property types.
Housing: Space vs Polish
The housing differences between Davie and Weston are significant and will likely be the deciding factor for many buyers.
Davie offers more space for less money. The median home price in Davie is roughly 10% to 15% lower than in Weston, and that lower price typically buys a larger lot. Many Davie properties sit on quarter-acre, half-acre, or full-acre lots. In Weston, most homes sit on significantly smaller lots with uniform setbacks and strict landscaping requirements.
Weston offers consistency and aesthetics. Every home in Weston's neighborhoods must comply with HOA architectural standards. Weston is known for Cypress Bay High School, one of the largest and most highly regarded high schools in Florida. Davie offers more school variety. In addition to strong traditional public schools like Nova High School and McFatter Technical High School, Davie is home to high-performing charter schools like Somerset Academy Davie Charter School and Atlantic Montessori Charter School. Private options like NSU University School and American Heritage School are also accessible from Davie. The trade-off is that school quality in Davie is more neighborhood-dependent, so it is essential to check zoning before buying.
Safety and Crime
Safety is a priority for most homebuyers, and both Davie and Weston perform well here, though Weston has the edge. Weston consistently earns an A safety grade with a crime rate of approximately 11.56 per 1,000 residents, making it one of the safest communities in Broward County. Davie earns a B+ safety grade with a crime rate around 17 to 22 per 1,000 residents, which is still well below the national average.
The practical difference is that Weston's safety advantage comes from its design: the city is largely gated or semi-gated, with controlled access points that naturally limit through-traffic and casual access. Davie is a more open community, with public roads running through residential neighborhoods. Both are safe for families, but if the highest possible safety rating is your primary concern, Weston has an advantage.
HOA Rules and Monthly Costs
This is one of the biggest practical differences between the two communities. In Davie, HOA membership varies by neighborhood. Many areas, particularly in western Davie, have no HOA at all. Where HOAs exist, fees are typically moderate, ranging from $250 to $500 per year in non-gated subdivisions.
In Weston, HOA membership is mandatory in virtually every neighborhood. Fees are significantly higher, typically ranging from $250 to $500 per month. These fees cover landscaping of common areas, security, and community amenities like pools and clubhouses, but they also require homeowners to comply with strict architectural and maintenance standards. For buyers who prefer not to ask permission to paint their front door or park a boat in their driveway, this is an important consideration.
Commute and Location
Both communities offer similar access to major highways, but with different commute profiles. Davie's location near the intersection of I-595 and I-75 provides quick access to Fort Lauderdale (25 to 30 minutes), Miami (35 to 50 minutes depending on traffic), and the airport. Weston is slightly farther west, which adds about 5 to 10 minutes to most eastbound commutes, but offers easier access to western Broward County employment centers and the Sawgrass Expressway.
